The terms are often used interchangeably, but the construction and insurance markets can be very different. Mobile and manufactured homes generally have their own specialized insurance carriers and underwriting guidelines. Modular homes are constructed differently and may qualify with traditional homeowners carriers that accept modular construction. We first identify what you actually own so we're looking in the right insurance market.
Don't worry if you're not sure—many homeowners use the terms interchangeably. Manufactured and modular homes are built to different construction standards and can be identified through documentation and identifying labels or seals. Florida modular buildings may have a state insignia identifying the home as approved under Florida's modular-building program. When we're unsure, we research the property and available documentation before determining which insurance market to approach.
No. The mobile and manufactured home carriers we work with do not use a traditional Florida wind mitigation inspection. These homes don't have the attic access used to document many of the features evaluated on a standard wind mitigation inspection, and carrier hurricane credits are handled differently. If a carrier requires other property documentation, we'll let you know exactly what is needed.
Have a modular home? That's different. A modular home may be insured through a traditional homeowners carrier that uses wind mitigation credits. Because attic access can still be limited, the applicable credits may depend on what can actually be documented, including qualifying opening protection.
A land lease isn't inherently a problem for the mobile and manufactured home markets we work with. These homes are commonly located in communities where the homeowner owns the unit but leases the land beneath it. Modular homes can be different because traditional homeowners carriers that accept modular construction may have their own land-ownership requirements.
It depends on the home and the policy. Depending on factors such as age, condition and carrier guidelines, coverage may be written on a replacement cost, actual cash value or stated/settlement-value basis. Those terms can result in very different claim outcomes, so this is something we want homeowners to understand before choosing a policy.
It can. The home's year, construction, roof, updates, condition and other underwriting characteristics may affect which insurance companies will consider it and what coverage options are available. An older home isn't automatically uninsurable—it simply means we need accurate information before determining the available markets.
